In today’s competitive real estate markets, agents typically tell their seller’s that it’s all about Price, Location, & the Condition of your property! So in addition to being the best priced home on the block, you need to be sure that your home delivers a knock out first impression. Presenting your home in “turn-key” condition is absolutely the best way to position your home to attract the maximum number of buyers. Pay attention to the details! Examine your home from top to bottom, inside and out, and take care of the deferred maintenance issues before YOUR home’s listing is active in the local MLS!

Interior Tips

CLEAN! CLEAN! CLEAN! The very best thing a seller can do is have YOUR home professionally cleaned!

  • Dirty homes will never impress a buyer!

  • Pay particular attention to hard water mineral deposits on plumbing fixtures, faucets, tubs, shower glass and all tile surfaces & grout lines!

  • FLOORING SURFACES: ALL Buyers want floors to be clean, modern, and stylish.

  • Flooring should tie the home together and flow seamlessly from one room to another. If you have old & dated carpeting, tile or vinyl flooring, consider replacing it with either wood flooring or with waterproof, pet proof and stain free carpeting in updated styles & colors.

  • Always have your carpets professionally cleaned before your listing goes active.

  • If you have loose carpet “waves”, have the carpeting “re-stretched” after it has been professionally cleaned if you can’t afford to replace it.

KITCHENS: Updated kitchens are at the top of most buyer’s minds! Many buyers will make one of their final decisions based on the condition of the kitchen!

  • If your kitchen needs a facelift, consider updating cabinets, drawers and counter tops along with new plumbing fixtures.

  • Don’t forget the appliances! Stainless and energy efficient appliances are the norm in today’s market & add value to your property. If your kitchen appliances are old and dated, or damaged in any way, replace them with new & energy efficient appliances. You will reduce your utility costs & may also qualify to receive energy rebates from the utility providers or local town governments by purchasing today’s energy efficient appliances.

  • Make sure all kitchen appliances, fixtures & window glass are sparkling clean, inside and out!

  • Replace any garbage disposal that sounds like it’s going to take off!

  • And don’t forget to clean the cabinetry, drawers & the oven!

BATHROOMS: Buyers want their bathrooms to be user friendly and spotless!

  • Pay attention to chipped sinks & tubs,

  • Replace your old shower heads with water saving showerheads.

  • Replace dripping faucets. It is usually cheaper to replace a faucet than to try and fix it, and anything NEW appeals to all buyers!

  • Replace burned out light bulbs, & make sure all light bulbs are the same color of light.

  • Replacing outdated or damaged light fixtures is an inexpensive and easy way to update your home. Light fixtures are often overlooked and Buyer’s definitely are looking for modern lighting fixtures thru-out the premises.

  • Clean all exhaust fans and replace exhaust fans that don’t work or that need to be repaired.

  • Replace all smoke alarms and CO2 detectors that are 5 years or older, and replace all batteries and air filters present in your home before your listing goes active!

Note: Keep in mind that your home only has to be comparable to your neighbor’s homes - it doesn’t have to surpass them!

FURNISHINGS: Add some fresh color to your rooms!

  • De-clutter each & every room! Box up family pictures, surplus dishes, collectible art collections and store in the garage or out of sight.

  • Remove surplus furniture from each room of the house. This will make rooms appear larger, which most buyers want!

  • Add new throw pillows on the couch!

  • Layout NEW & colorful towels and floor mats in each bathroom!

  • Add indoor living plants and potted flowers to the living spaces. Today’s buyers aren’t in tune with dried or silk floral arrangements or wall hangings.

  • Add new nature pictures or abstract canvas wall art.

  • Add a new wall mirror or coat hanger if needed.

  • Remove all outdated or damaged window valances, drapes and shades from the premises. Damaged window coverings are a detraction for most buyers!

  • Keep all window coverings open during any showing to allow buyers to see the natural lighting throughout the house.
